“Whist the property is well equipped, it's looking a little tired and needs updating/refurbishing.”

SatNav currently doesn't recognise the address/postcode. It actually takes you down several dead ends. You need to use GoogleMaps to find the property which is down a a lengthy single track road. We were, however, made aware of this by the property owners prior to our stay, although this wasn't mentioned on the Sykes website.

We always email guests the week before arrival with additional information about the cottage including advice that satnav post code is inaccurate and that they should follow Sykes written directions for the last couple of miles and that Google maps directions have Moresdale Bank Cottage as a destination. Well equipped, plenty to assist in us self catering for our stay. Loved that dishwasher tablets, toilet roll, kitchen roll and bin bags were provided. Some places that we have rented don't supply them. Clean and comfortable cottage. Hosts were welcoming. Beautiful location. Loved that there were stunning walks on the doorstep so didn't need to use the car every day. Access was single track and needs slow, careful driving. But it is a rural cottage so it is to be expected. Had a truly lovely week.

“The location of the property was very unclear on the description and it was exceptionally remote, quite scary to access down a single-lane road with zero visibility - obviously not an issue if you're a local but if you're new to the area it's a very tricky drive and should have been made clearer on the property details.”

We were trapped in the property at night in effect as there were no lights on the track to the cottages or on the road so a real death-trap if you're unfamiliar with the area! We were disappointed with the interior of the cottage as the photos on your site were quite deceiving and had obviously been taken a while ago. From walking into the front door, the smell of damp was obvious and from the peeling wallpaper in one of the downstairs bedrooms to the chill in the two downstairs bedrooms, there was obviously a problem with the damp. On going up the stairs, there were scratch marks and dirty marks all up the stair walls which was very off-putting. The kitchen area was badly designed as there was nowhere to pile up dirty dishes and the sink was tiny. We ended up using the dishwasher more than we would normally as it was the only practical place to put dirty pots and crockery! It's a personal preference but we thought the decor was extremely outdated and ugly - the curtains especially were horrible and overall the upstairs was desperately in need of a makeover. The two red sofas in the living area looked really dirty and the design was strange as it looks there are dark, dirty marks on it but perhaps that was just the material? We didn't feel comfortable sitting on them and the cushions were full of dust when we moved them - really disappointing. The carpets and soft furnishings really need replacing, we thought that it wasn't of a standard to rent out to the public, only very tolerant members of the family! The double-bed upstairs was a small one - definitely not a kingsize - so my husband and I had to sleep in the twin beds downstairs so couldn't enjoy the view from the upstairs room. The outdoor area was deceptive too - on the photos there's no sign of an adjoining property and we like our privacy but felt like we couldn't enjoy the outside space as there were always neighbours in their adjacent garden. If you're looking for a place to sleep then this cottage is fine but for a living area for a 4 person family to enjoy for a week it is absolutely below any standard we've experienced before with Sykes Cottages.

Hi There, We are not sure what someone booking a rural cottage in the Lake District or Yorkshire Dales should expect, but it is far from ‘exceptionally remote’ being 2 miles from the M6 Motorway and ten minutes drive to the local town of Kendal. In common with many properties in the area it is served by single track lanes but with many passing places – we have yet to see such lanes having street lighting. The private access drive passes through woodland and it is certainly not desirable to have lighting along it. The drive terminates in our courtyard which does have security lighting. The photographs on the web site are up to date and representative of the interior of the cottage. . We would dispute there is a chill or damp smell in the downstairs rooms. All rooms in the cottage have recently installed thermostatically controlled smart electric heaters (Dimplex Quantum) which comply with EPC ratings. The kitchen area is perfectly adequate for a cottage environment. The sink is a standard size (not tiny) and there is plenty of room for dishes alongside. The dishwasher is new and tablets are provided. A look at the web site photos should confirm these points. The double bed in the en-suite room is a standard size. If personal circumstances or requirements demand a king-size it would be easy to check before booking by looking at the photographs or asking. We are sorry that the décor is not to everyone’s liking and we take exception to the comments regarding cleanliness of the sitting room. The cottage is cleaned professionally every change over. The garden area which is supplied with sofas and dining table and chairs is for the sole use of the cottage residents and is visually fenced-off from the neighbours (who happen to be our son and family who are well aware of the privacy wishes of guests). Beautiful area and property, we would love to return. Property spacious and quietly situated - a peaceful break was just what we needed. Inventory could do with an update/top up, we ran out of crockery and cutlery fairly quickly, more spares would be good so as not to be constantly running water or using dishwasher. “We really enjoyed our stay at Moresdale Bank Cottage with our two young children.”

The house was excellent and worked well for us as a family. It's been really well converted and tastefully matches the look of the other properties. To get to the property, there is about 10-15 driving on single track roads so be prepared for that if it's not something you're used to. The interior layout of the house is also a little odd, you enter on the ground floor where there are two twin bedrooms and a shared bathroom and the upper floor is where the living room, kitchen, dinning space and master bedroom is. If you have kids who don't sleep well and get out of bed, this could be an issue (especially since there was no stair gate at the bottom of the stairs - there's nothing to stop kids climbing in the night!) The house was nicely situated and was a short drive from much of the rest of the Lake District and allowed us to explore the area while still easily heading back to the cottage when the kids got tired. The beds and furnishings were comfortable, although the two couches in the living room were too soft and unsupportive for our liking and we found them to a bit uncomfortable after a day or two. The owners are there if you need them, but not intrusive and very welcoming.

We were extremely disappointed to find that the property was unclean, with cobwebs in every room (including spiders!), dusty throughout and the carpets/flooring looked like they haven’t been hoovered, as found hair, bits of food and hair clip under the rugs in the bedroom downstairs. We only found the property comfortable once we had done a thorough clean, which we have never done in all the years we have booked through Sykes Cottages.

Plenty of room to move around in, spotlessly clean, comfortable beds and the children enjoyed the inside and the outside space. The occasional walkers using the walkways weren't a problem at all. Had everything we needed in the way of kitchen equipment and there was those little extra such as dishwasher tabs, washing up liquid, cloths, soap etc. which was so welcome. Hosts were very helpful and on hand to advise and support with any issues. Ideal if you prefer to be in a secluded countryside area. A little far away from shops, pubs and entertainment of an evening. We would have booked again had been closer to Windermere. Viv

“Beautiful cottage, but not as described!”

This is a lovely cottage, beautifully maintained and equipped, and spotlessly clean. The owners are charming - available to help if you need them, but unobtrusive. We particularly appreciated the welcome gifts of fresh flowers, Kendal mintcake and biscuits! We did, however, encounter a few unexpected things. The cottage is described as detached, and from the photographs looks like it stands alone. It is detached, but it is one of three properties surrounding a small courtyard. The lawned garden is completely overlooked, although the owners have attempted to provide some privacy with a short screening fence. The details state that the Dalesway public footpath runs through the grounds, but there is no mention of it running directly next to the cottage, just a couple of feet from the master bedroom window, the dining area window and the living room window! The one thing we found extremely inconvenient was the position of the freezer. It is not inside the cottage, but in an outbuilding across the courtyard, and is shared with the owners. Not the best when you have to go out in the pouring rain to collect items for your evening meal!

Sykes description is accurate - the cottage is detached and the lawn and garden sofas are for the exclusive use of the guests. Whilst the Dalesway passes the property we have found for many years that walkers invariably respect the fact they are on private property. There is a small freezer in the kitchen and an overflow freezer is available in a nearby outbuilding if required. Property Owner

A pleasure to come "home" to after a busy day sightseeing in the Lakes. Set down a long wooded track with the sound of trickling water there is no better place that offers peace and quiet. Plenty of room, furniture and equipment for six people, lovely comfortable beds, plenty of hot water and heating. Cannot recommend this property highly enough, one of the best we have stayed in. Lovely and friendly owners.

So we were a mixed bag with different experiences of life and we found the cottage just perfect for us to re-connect and enjoy each others’ company whilst also enjoying the Lakes experience. The cottage contributed to this meeting of hearts and minds with its lay-out, setting and wonderfully English views. And, of course, we had the Lakes to enjoy together and to help to forge a shared experience. Only one complaint - no milk/cream jug!!!

Set in a quiet valley on the Dalesway, there is a feeling of remoteness and yet J37 of the M6 is only 10 or so mins away, giving easy access to the eastern and southern Lake District and Yorkshire Dales. Strongly recommended.

Hosts were very welcoming and the cottage had everything we needed for a short stay. Good location, about 10 mins to Kendal and the motorways. Worth mentioning that the cottage is 2 miles down a single track road. Road is in good condition and there are passing places but something to be aware of.

There were cobwebs in some of the bedrooms and on internal windows. The vehicular access roads to the property are extremely narrow and single track only necessitating reverse manoeuvres over quite long distances if there was an oncoming car. We were also troubled by the amount of flies in the property making it difficult to relax. Despite this, the owners were very pleasant and helpful.

“A fantastic piece of heaven in the lakes.”

This holiday was exactly want we wanted and needed. This place sits perfectly in the lakes not far from the main towns of Kendal, windermere and ambleside. It has beautiful picture perfect views. The cottage was immaculate with a fully stocked kitchen. The owners Bob and Helen are warm and friendly and live just across the courtyard. We would highly recommend this cottage to anyone interested in a relaxing walking holiday in the Lakes.

A delightful detached, stone-built cottage located on the Lakeland Fells, in the tiny hamlet of Lambrigg, just five miles from Kendal.

Nestling within the original home farm of Moresdale Hall Estate, this Kendal cottage was once a farmworker's cottage and stable buildings and sits within eight acres of the owners' grounds.

This Kendal cottage has an upside down accommodation layout, with the living area on the first floor featuring a sitting room with a warm and cosy woodburning stove, a farmhouse-style kitchen with dining area, and an adjoining main bedroom with en-suite and patio doors, which provide access to the lawned garden and views of the Howgill Fells.

The ground floor consists of an entrance hall, two further bedrooms and a bathroom.

Full of character and charm throughout, the comfy accommodation, exposed stone walls and original roof beams all go together to provide guests with an ideal holiday home.

The woodland area surrounding this Kendal cottage supports a wide variety of birds, animals and plants, including deer and badgers.

There are many walks in the area and a favourite is the ascent of Lambrigg Fell via Moresdale Tarn to a height of just over 1000 feet above sea level, which offers panoramic views of the Lake District Mountains, the Pennines and Morecambe Bay.

The Dalesway long distance footpath runs through the grounds and this can be followed in either direction to the Lune Valley or towards the terminus at Windermere.

For those wishing to get away from it all and enjoy a true Lakeland holiday, then this Kendal cottage is the one for you.

A historic market town with a fine reputation for shopping, Kendal nestles on the banks of the River Kent and is known as the Southern Gateway to the Lakes. Its old cobbled lanes and byways branch off the attractive main street, and the stone ruins of 12th century Kendal Castle sit perched on a hill with views over the town. Visit The Abbot Hall Art Gallery, its regular collection holding portraits by Kendal born George Romney and works by Turner and Ruskin, with other exhibitions through its links with the Tate.
