    “Lovely stay in a beautiful setting.”

    Loads of space for us and our two grown up children. Very well equipped kitchen with everything needed. Good quality appliances and bathrooms. Lots of hot water too! Everything very clean and tidy. We loved the views out to Windermere from the house.We had excellent weather for February and used the outdoor seating more than we thought we would! We enjoyed reading some of the books in the house and thought it good there were many maps and guides available too. Walks from the doorstep or very ...

All in all a both energetic and restful much needed break. Thank you! (Two tiny improvements.A small frying pan would have been useful. Sofas had seen better days) Electric car drivers note- quite a lack of charging in the area (Booths are currently replacing all chargers) Charging unreliable in Ambleside. We ended up asking a couple of local hotels to use theirs.

The property

A spacious house with all the comforts of home - a stylish modern interior and excellent facilities including three bathrooms, two of which are en-suite.

The location - just outside Ambleside gives you ample opportunities for relaxing or touring throughout the National Park.

'Brockhole' - the National Park Visitor Centre is five minutes walk away and offers much of interest with grounds sweeping down to the lake and lake cruises available from the pier in season. There are places to eat out close by - the Merewood Hotel for a special occasion or more casual dining at the Low Wood or Pedros at the Sun Inn both within a mile of the property. Accommodation: Steps to the front door and entrance vestibule.

Spacious and welcoming open plan sitting/dining room (log burner, TV with Freeview, DVD, CD, Wi Fi .French door opens to the raised patio area, which is in a sheltered south-facing corner with garden table and chairs.

Glass doors lead into the kitchen.

An inner hall from one end of the lounge leads to the first bedroom - a spacious split-level double with king-sized bed and en-suite with bath, shower, basin and wc. Stairs to the first floor lead to the two further bedrooms - a second spacious split-level double with king-sized bed and en-suite shower room (shower, basin and wc).

The third bedroom is a twin and has use of the third bathroom - shower, basin and wc.

Utility room for laundry.

Back door from the upper floor accesses a small rear garden area with seating and views towards Lake Windermere. Modern furnishings and lighting with fitted carpets in co-ordinated colours offer a high degree of comfort. Outside: In addition to the patio and garden areas already mentioned the house has private parking for one car plus 'ad hoc' visitor parking on site.

Clients have shared use of further gardens and grounds around this and the other properties at Merewood.

The lane at the side of the house will take you up Wansfell or to the fells flanking the Troutbeck valley.

Nearest shop and pub at Troutbeck Bridge 1 mile, and Ambleside 2 miles.

WINDERMERE

Ambleside 5 miles; Kendal 8.7 miles.

The twin towns of Bowness and Windermere are both vibrant, fun-filled places set within the splendid scenery of the Lake District. Both towns provide a range of amenities, shops and restaurants to suit all tastes whilst Ambleside offers the additional attraction of a boat ride to Bowness, the Lakeside Aquarium and Beatrix Potter's 'Hill Top House' at Sawrey. Grizedale Forest Park is within easy driving distance and is home to a range of activities including many good walks, mountain biking and the 'Go Ape' adventure park. The region also boasts many National Trust properties as well as a variety of water sports for those who prefer a more adrenaline-fuelled trip. Children will enjoy a trip to the 'World of Beatrix Potter' in Bowness whilst the villages of Grasmere, Coniston Water, Kendal, Keswick and the Lakeland Mountains are all within easy reach.
