The owners seem to take on board previous comments and suggestions and rectify them which is great. A nice enclosed garden and a really comfortable lounge. We loved the double blinds set-up in the bedrooms. Would highly recommend to any groups looking for a Lake District holiday.

“We really enjoyed our stay at Raybarrow with our family and three young grandchildren.”

The beds were extremely comfortable and the kitchen lay out and equipment suited us. Our constructive criticism is that we removed the sheepskins from the benches and also the slate placemats from the table during our stay as these are not child friendly. Given it is a property that sleeps ten, there were a few items short of ten and maybe it would be useful to provide a few more plastic plates, bowls and beakers for children or make it clear that families need to bring their own, as our family did. In general though, the kitchen was very well equipped. It was a really nice peaceful area of Windermere village, three minutes from all the central shops, cafes and restaurants and two minutes from the park, which all our children enjoyed.

“Lovely cottage stay.”

Couple of very minor points to make. - property was super clean apart from large cobwebs around ceiling in bedroom. -website listing did not mention that dogs would not be allowed upstairs.This was a factor in booking this property over others (which did mention this limitation)as the dog does sleep upstairs in the same room as us at home. However we made this work with the downstairs bedroom but sadly this was the smaller bedroom without ensuite -front Door is stiff to close and very noisy.Not ideal if the dog needs a wee in the early hours of the morning and you don't wish to make noise. Otherwise a lovely property and looking forward to booking again.

“The property itself was lovely.”

It is beautifully maintained, very comfortable and in an ideal location. My only tiny comment would be that it would be nice if the folder included instructions regarding the appliances and heating/hot water controls. Also a direct phone number for the owner (given that it proved almost impossible to speak to anyone from Sykes Cottages) My experience of Sykes Cottages administration and service on the other hand was far from satisfactory. On the Sunday before my booking on the following Saturday I telephoned the office with a few simple queries. The person I spoke to promised to get back to me by email the next day. By Wednesday I still hadn't received a reply so I telephoned again - this time following a long recorded message describing alternative methods of communication I was simply cut-off. I therefore send a message via WhatsApp - someone replied asking for a booking reference which I gave but again no response was forthcoming. Somewhat annoyingly the only message I got 2 days later was to say there was a high volume of queries and did I still require an answer - my reply was a resounding yes! On the Friday before my departure I telephoned again and the only way I could communicate with a person was to select a different option (one for individuals who have a property to let) and then ask to be transferred to customer services. The person I spoke to in customer services made a note of my queries and I emphasised that I needed someone to get back to me by the end of the day. I did get an e-mail that day but two of my queries (in relation to crockery and cooking utensils and parking for a third car) remained unanswered apparently because the local office failed to respond. However I did receive an answer to my third query confirming that the main bed in the family room would be made up as a super king rather than twin beds. Unfortunately when I arrived at the property the next day this had not happened. After an interminable length of time I finally got through on the emergency number and was assured someone would attend the next day to rectify the error. This did indeed happen but unfortunately there had been a miscommunication and they arrived with single bedding as they had been told they needed to convert the bed from a super king to twin beds. I have booked cottage accommodation with a number of companies and have never had such a poor experience. I would add that there was no option for early check in or late check out and no welcome pack, both of which have been the norm with every other company I have booked with. Further to add insult to injury on the last day of our holiday I received a terse communication describing everything we were required to do before leaving the property and telling me if we left anything behind it would cost a minimum of £30 to return. Unfortunately much as we loved Raybarrow I am very unlikely to book again with with Sykes. There is a lot you could learn from your competitors - Coquet cottages for example who provide an exemplary service and never fail to communicate with their customers.

We made the use of the ground floor bedroom with shower room which was well appointed however could do with a non slip mat as my 80 year old in-laws found it quite slippery. The garden is well kept as was the whole house. You can walk down to Windermere and the local shops were well positioned. We can honestly say we had a fantastic time.

“What lovely well presented house Raybarrow is and the location is ideal for local shops etc.”

We thoroughly enjoyed our stay and would have no hesitation in recommending! The only down side was the wheelie bin being full on arrival (Friday) and emptied on a Monday which sadly meant that the bin was also full on our departure - I’m sure a second bin would rectify this! This was the only negative so overall A+A+A for Raybarrow and Windermere!

Our request (3 weeks prior to arrival) that the family room beds be linked to a super king was not carried out but we managed to do it ourselves. As it is recommended for the elderly and less able, the downstairs bedroom would benefit from a chair.

“Well designed and furnished property.”

Useful cloakroom and entrance hall to store coats/shoes/prams. Kitchen and dining room well appointed and spacious. Living room very useful to relax and read a book. Bedrooms were great and well designed; beds comfortable and linen fresh. Bathroom appears to be recently remodelled and felt very luxurious. Only issues would be with amenities - only 4 toilet rolls supplied (including none in the downstairs loo); no oil, sauces or anything for cooking (which means you have to buy a whole litre just for one week); no kitchen roll supplied; and there could be more bin bags (only 2 supplied for the whole week). Be warned, there is also no option to recycle anything. This means that the bin fills up very quickly and it's disappointing that recycling isn't available at all. However, all said, we loved our stay and would recommend (just remember to bring your own cooking oil!).

“We really enjoyed our stay and the property!”

The location was brilliant, a great size for 6 adults and very clean with modern bathrooms. My only pieces of criticism is that I think a padlock would be good to be placed on the gate to the entrance of the property. It didn’t feel overly safe that somebody could just open the gate and enter the property with ease, a simple lock would fix that. Overall we had a brilliant stay and highly recommend

“The cottage was very comfortable for the six of us and the two four legged friends.”

Lots of space in the communal spaces and bedrooms. We loved the kitchen /dining area. The beds were very comfortable and showers hot and powerful. It was a wonderful place to return to after a long day of walking. Only issue we had was with the parking bollard which sprung up when we reversed and scratched the side of our car. Also when we returned one evening the cleaners for the cottage next door where parked in our allocated space. When challenged they said that it was a public parking area and did not belong to Raybarrow, which left us no where to park until they left. There are signs that clearly state that the spaces belong to Raybarrow so it was quite upsetting that they challenged this.

“Raybarrow is a lovely property in a quiet location.”

It was very clean on arrival with most amenities that you would need (except for a tumble dryer) The listing does not state there is a washing machine either. Our only feedback is: The kitchen area is very cold if the fire isn’t lit, of which you have to buy your own logs, kindling and fire lighters. Heaters were provided but the area in the kitchen just didn’t hold any heat. But then upstairs was sometimes unbearably hot in the night and we couldn’t suss out the heating, as there was no clear instructions how to turn it down. The dishwasher leaked when it was on. Iv informed of this already. We had a lovely 3 night stay.

“Whilst overall the property was lovely and refurbished to a high standard there were a few things that should have been picked up / rectified prior to our arrival.”

Back gate damaged. Downstairs toilet seat loose. We did call and you did put right. Downstairs toilet roll holder loose. Still loose ! Downstairs toilet door had dropped (screws missing - only 2 in hinges) still outstanding as didn't have a philips or would have rectified myself. Cooker 'Timer" knob missing. Bollard damaged and code not required to lock. Obviously with a £300 house keeping bond in place it would have been nice for someone to check us in and out when holiday completed so any issues could be raised at the time. These issues did not spoil our holiday but as it was an expensive high end property we feel these should have been rectified prior to our arrival. Would we stay again - yes absolutely. The cottage is in a great location, 5 minute walk into windermere and also a good size park with stream at the other end of the road to let the kids & dogs run around . The log burner was also a really welcome addition! The kitchen was ample to cook a dinner party for 6 adults, with plenty of crockery etc, and it was so handy having a great park right at the end of the road for the kids. We were 3 couples with 3 kids between us, and all would return for another trip.

“We stayed at Raybarrow for 3 days early March, it was our first trip to the lake district and the superb weather was an added bonus.”

The house is literally a five minute walk into the centre of Windermere so no driving to the shops, pubs and restaurants. 2 parking places (3 at a pinch) there is an enclosed garden and seating area so its safe for the kids to play, although there is a park just round the corner two minutes walk away for them to really let off steam. The house had recently been refurbished and I was really surprised that the house is really as nice as the pictures (which is not always the case) There is a great social space in the dining/kitchen with a cosy log fire for the colder times. Alternatively a smaller lounge with tv and log fire. The house was spotless and really couldn't fault it. There are plenty of glasses, cutlerly,pots and pans etc so no need to take any of that sort of thing with you. We had a cross section of age groups at our visit and the house and area seemed to suit everyone. Will defiantly be back, (oh and the lake district around there is beyond beautiful.) Paul

It really is luxury accommodation, with absolutely everything you might need to enjoy your stay. Ample room for multi generational families to get together. Just a short walk into Windermere and all its facilities. Having parking at the property was such a bonus as the town does get very busy and nearby streets have restrictions on length of parking. Beds and sofa were very comfortable, showers highly efficient, cooking in the kitchen was a pleasure and the level of equipment was perfect. The crockery and glasses cupboard was a joy to behold! “Absolutely beautiful cottage set in lovely grounds, decorated to a very high standard.”

All the bedrooms were very comfortable and we loved the flow of the house. The open fire in the lounge made our stay complete on a wet, rainy Sunday. Plenty of bathroom facilities for all guests and the main bathroom was just delightful with its walk in shower and roll top bath. Impressed with the ease of check in and contact from the host. Plenty of parking and the centre is less than a stone throw away, great location for walks and sightseeing. Can't wait to stay again soon

The property

Raybarrow is a lovely, detached cottage in the famed Cumbrian town of Windermere.

This family-friendly holiday home is a perfect location for visiting the Lake District, with four bedrooms sleeping up to ten guests; well-behaved pets are also welcome to accompany you on your adventures!

Find off-road parking for two cars in a calmer area just off the main street, where you can unload your luggage and settle into your home-from-home.

Hang your coats in the porch, which has wonderful, tiled floors and lots of room for walking boots, wellies, and to dry off the dog after muddy walks.

Raybarrow has been beautifully refurbished with a sleek, contemporary style throughout, despite its historic stone cottage appearance; the open-plan kitchen/diner adds comfort with the large dining table seating 10 guests.

To prepare home-cooked meals, the family chef may take advantage of the kitchen's excellent amenities, which include a gas range oven, microwave, large Belfast sink, and fridge/freezer.

Step outside during the warmer months to find an enclosed side garden where pets and children may safely play on the lawn, as well as outdoor seating on the patio to dine alfresco.

The adjacent sitting area has a plush corner sofa and a Smart TV, ideal for movie nights or relaxing with a book while listening to the crackle of the open fire.

As the day draws to a close, four bedrooms await you at Raybarrow: a ground-floor double with a ground-floor shower room, ideal for elderly guests or those with limited mobility, a king-size with en-suite shower room, a super-king-size zip/link, and a family room with a bunk bed and two singles, ideal for four children.

Before bed, unwind in the bubbles of the roll-top bath or rinse off in the spacious walk-in shower, while a warm towel awaits on the heated towel rail.

In Windermere, there are plenty of nearby amenities and attractions to keep the whole family entertained; take a break from the kitchen and dine at one of the nearby restaurants or traditional pubs; there are also plenty of bars to end the day with a tipple and shopping along the bustling high street.

Water sports are plentiful along Lake Windermere, as are calm cruises to take in the breath-taking countryside views; lace up your walking shoes and trek up to Orrest Head for the best panoramic views or pack your clubs and head to Windermere Golf Club.

The twin towns of Bowness and Windermere are both vibrant, fun-filled places set within the splendid scenery of the Lake District.
