“Economy 7 heating and hot water not working.”

Messaged first contact and no reply. Couldn't bath children. Moved bed in double room to accommodate baby as travel cot was mouldy even though they were advised 12 months previous. Dining table and chairs unstable for children. Baby gate had parts missing, so unable to use. No smart tv. WIFI goes off all the time. OK for adults who just want to crash. Wouldn't recommend taking children

“The good...”

. Superb location, Irton Hall is beautiful, I have stayed in the hall before, the food and service is fantastic. Cute cottage, ample room for 3 three and a dog, the property has the majority of contents you would need for a home from home, WiFi is good. I would love to come back if improvements were made. Needs improvement.... There is a lot of maintenance needed at this property as people have already said: we had no TV the whole time we were there zero signal, the seat in the kitchen is broken and uncomfortable to sit on, the taps downstairs need fixing as does the hot tap in the bath, the grill needs fixing it cuts out halfway through grilling, either the electrics or appliance need fixing we put the fan heater on and within 5 minutes the plug was hot and it cut out seemed dangerous, the banister is loose, the toilet constantly flows which must be wasting a lot of water, the property could do with some extra lighting downstairs it is very dark, not all the windows open, the window in the second bedroom is very drafty,there is a big bright light outside that shines in the bedroom all night and there isn't enough coverage on the curtains to stop it lighting up the room unfortunately. About Sykes itself..... Not enjoyed booking with them, they are not as easy to contact as Booking.com or Air B&B. They are very inflexible. I wanted to extend the time I was staying by 4 nights and nearly had to pay the same amount as 7 nights which I thought was not very good. There's always a cleaning fee built in and the property is not very clean (we had to clean it on arrival, floors were filthy) and yet you are having to pay double a cleaning fee in the price. Sykes are not as good at responding as other sites I have used either.

“We enjoyed our stay at William Court Cottage.”

The double bed was very comfortable and it’s in a very quiet location. The maintenance issues mentioned in lots of previous comments still remain, although this wasn’t a problem. I would add a couple more: when I needed to use the first aid box, it was empty. One of the dining chairs has a cracked seat which means you sink down when you sit on it and it’s not comfortable!. I think the property could also benefit from more lighting/lamps. The kitchen and living room are very dingy in the evening. Nevertheless, we enjoyed our stay.

“Lovely property, very clean in beautiful area.”

Within walking distance of 2 bars and a cafe. All serve food. Gardens are gorgeous. Maintenance wise there are some issues. These were mentioned by email and text to the numbers given however no reply was received which is very disappointing as I wouldn't have had to mention negative things on this review. Front door and bathroom door need urgent attention as the handles are not secure. The cold tap in the kitchen is impossible to turn off at times and is dripping wasting water. The stairs have some protruding stair grippers which if not wearing shoes is a hazard. We had a lovely week with beautiful weather. Would rebook if these issues are addressed.

Dining chair seat loose, some windows won't open,toilet seat loose. Didn't like the wooden lip at the top of the stairs, this is a potentially serious trip hazard.i would have preferred a less stripped down version of the Freeview tv. A bedroom radio would have been nice. But overall, I'd come back.

“Hi, the holiday cottage is set in a lovely location, Irton Hall is stunning and nice to have somewhere to eat and drink right next to the property.”

Property was clean and plenty of mugs (recently bought), plates, cutlery for us, beds were comfy. Peacocks are noisy at times but add to the place, along with the geese and chickens. Plenty of walking to be done either around the grounds, over to Irton Church, St Bees or into Wasdale. Couple of items in the property need attention, the toilet is running water permanently, only a small amount and doesn't disturb your sleep, but is wasting water. The bathroom sink tap rocks a little as well and needs tightening back up along with the toilet door handle. Front door handle screws as coming out. I have hand tightened them back on but needs a screwdriver to finish it properly. None of these spoiled our visit though, would consider coming back for sure.

“This is a good property and well placed for exploring the Lakes.”

Irton Hall, which is not associated with the property is great, welcoming and fab food. My only criticism is the lack of crockery and the size of the cups/mugs. There are only 6 small cups, and I don’t know about you but after a hike you want a decent mug of tea or coffee. There is a great dishwasher but the lack of crockery means it has to go on or you need to wash up after every meal, not environmentally friendly and annoying, so 12 mugs, plates etc would make a massive difference to the whole experience.

“Great setting.”

Well-appointed cottage with excellent kitchen equipment. Very comfortable large double bed. The washbasin plug in the bathroom needs repairing though- you have to lift it manually to let the water drain properly. Darker curtains in the main bedroom would be great for the summer months- sunlight streams in about 4.30am!

“On arrival at William Court cottage our first problem was the key safe which would not respond.”

In the end called owner all in the pouring rain. Needs new key safe! We did eventually gain access. Later that evening due to cold\wet weather decided to use pellet based burner. Another problem it kept throwing up fault signal again contacted owner who after a while suggested clearing the ash basket out and making sure the holes in the bottom were not obstructed. Luckily my brother in law had some maintenance experience and sorted the problem. It would be useful for information to be made available for others in the future. Our next problem was a tv which was not working wouldn't tune in. Owner suggested getting John to have a look. However again thanks in the end to my brother in law he managed to sort it. Not a good start to our holiday. Generally cleaning was good but shower mould could do with a good deep clean. The cottage was good for visiting all tourist areas and comfortable beds. Another settee would have been useful instead of the two chairs. In order for us all to watch tv it meant moving the furniture around. A walk mounted tv would have been better. Irton Hall may well have many acres to walk in but we didn't find many acres particularly having a dog which was safe to do so as many fields had cattle in. There was a lovely walk to Irt on Church but two out of the four fields had cattle in.

“The property is very nice but the taps on the bath and handbasin are still loose which have been reported in the past .”

I know why the bath tap has not been fixed . it is because the bath would have to be removed to fix it This could be fixed by drilling a small hole in the tap base and bath and inserting a screw which would cure this problem. Also the WC inlet valve is leaking causing water to be wasted all night and day.

There are a couple of minor issues that other customers have commented on but do not affect your stay at all; yes the bath tap is wobbly but with a deep bath and loads of hot water does it matter? The mattress in the bedroom was one of the best I've slept on and wood pellet fire is great. With peacocks, pigs, chickens and geese to see, what's not to love!

“There were a number of issues with the cottage we booked.”

These issues had been highlighted by several visitors in the Visitors Book at least a year ago:- 1) One of the twin beds was broken, the ends of the bed were not fully secured and so the bed rocked forwards and backwards squeaking. As a result my daughter had to sleep on the floor for the entire 2 weeks of our stay. 2) The double bed needs replacing. The top of the base of the bed was worn through and they've fixed it using laminate flooring. This made the bed really hard as there was no flexibility in it. Sleeping on this for 2 weeks was uncomfortable to say the least. 3) The bathroom sink tap was loose. 4) The bathroom sink did not drain properly. 5) One of the kitchen chairs was broken. We are really unhappy with the state of the beds causing a lack of sleep during the holiday. The state of these is unacceptable for the money we paid for the property and we would like a partial refund please.

“Lovely spot to explore the Western Lakes and coast.”

Cottage had everything we needed and was comfortable. Very handy to have a pub on site too but if you want a meal book in advance as it was all booked up when we were visiting, although we enjoyed a pint sat outside. Would recommend the Bridge Inn which is a 5 minute drive away - recently refurbished with lots of tables and dog friendly. Food was very good too.

“Irton Hall is a stunning and perfect location to visit the lake district.”

William Cottage was clean and a perfect size for a family of four with one dog. The cottage does need some minor attention I.e. clear signage, some cosmetic repairs (shower grouting/sealant), mattresses we're awful and really need replaced - (this was pointed out by previous visitors). Aside these little things, we would definitely go back and would recommend this location.

The cottage is well provided for, especially with regard to kitchen equipment. Plenty of towels were supplied too. This location is excellent for anybody who loves the outdoors, great place for walking, cycling etc. There is a nice cafe just one mile away, I can definitely recommend the scrambled eggs! The cottage is very stylishly decorated and we would definitely stay there again. The double bedroom would benefit from a new mattress, ideally.

“The location was perfect, in a stunning setting.”

Fully equipped kitchen, all bedding and towels provided, really nothing extra we needed to bring, and all very clean. It was cute, quiet and exactly what we wanted. Be advised about the lack of wifi - it's not that we were desperate for social media, just if you need maps/guides etc you can get 4G but download anything in advance! There was a BT router but it didn't work. If we had to pick up on anything, the beds aren't particularly comfy, but a day of walking will send you straight to sleep anyway!

“Good location and well equipped but no QR code.”

The instruction book was missing the site map which meant we did not know where to park or where to walk-in the grounds. The curtains in the main bedroom were very thin and let in far too much light in the morning and the double bed mattress has seen better days and slopes down from the centre of the bed to each side. There was no information about WiFi in the house and the hub on top of the fridge did not work. We tried ringing the owner and got no reply. We then texted but still got no reply. We only found the details for the WiFi at the end of the holiday when we went to fill in the visitor book where it was on the inside cover. Rather disappointing and inconvenient. The bathroom sink does not empty very well and the tap is wobbly. The toilet continues to drip after flushing, wasting water.

“On arrival at the property it was quite obvious to us that there were no curtains or a blind in the very large downstairs front window that looked out on to the footpath that led to all the other properties around ours.”

This meant that by 6pm each evening the very bright orange security lights outside the property shone through our front windows and spotlighted us trying to have a quiet time in our front room. There was a clear view into the property for all and sundry to gawp in! It was exceedingly uncomfortable and as a result my wife telephoned the owner, Mr Monaghan, and asked about the lack of any window covering. Eventually he admitted that he was aware of the lack of window covering and that he would come over and provide a blanket to cover the window. This would have had to have been a very big blanket! Were you aware that there was no window covering in that room? How often do you inspect the properties on your books to make sure they are up to standard? She also asked him why there was a complete absence of Wi-fi in the property. His answer was that there has never been Wi-fi in the property in the past. He said that if we went over to the bar in the hotel part of Ireton Hall we could pick up (piggy-back!) their supply enough to satisfy our needs. In this day and age that was not an adequate answer. We are telling you about this problem in the hope that all efforts will be made by the owner of the property to sort it out.

Main bedroom no dressing table although an alcove with sockets and a dressing chair? Only one extension lead for 2 bedrooms so all bedside lamps could not be used.

“The booking process was very straightforward and the app is very easy to use.”

It was particularly nice having the countdown to our holiday always to hand. Once at William Court Cottage, most things were to hand and fittings were of a high standard for a holiday let, particularly in its price range. The information leaflets were rather out of date and there were no books; phone signals were weak but we expected this. The beds were very comfortable and we appreciated the pellet stove for drying out clothes on several wet days (last week in August, so expected!).

Really great new what to expect as we were there last year irton hall staff were brilliant and friendly cottage is ideal as a base for going places even had baby peacock chicks this year only thing different was a armchair missing in front room so bit of a squash to fit 4 people on remaining seats and kettle leaked but this in no way spoiled our holiday whatsoever and we all agreed we want to make it 3 years in a row recommend this place to everyone 10 out of 10 one small suggestion a tumble dryer would be priceless thankyou

The cottage had everything we needed. There is lots of waliking nearby, with Wastwater only about 15 min drive which is highly recomended for a visit. From the cottage you can walk to the bar in Irton Hall in about 1 min which is really nice. A walk of about a mile takes you to the Bridge Inn which has great beer and food. Do try the tea room down the road for a coffee and a cake, very nice. A great location and a lovely cottage

Behind and under all sorts of junk - a travel cot, but also pots of paint, etc etc - and we really couldn’t be bothered! At least I think it was the BBQ. Couldn’t really see. The wifi went down two days before the end, which was a nuisance. Otherwise all was lovely, and I would be happy to return.

!! Really disappointed that the PEACOCKS, GEESE & COCKERELL were not mentioned in the write up and that they can be outside your window at 4.00 in the morning!!!! Workers dogs allowed to run around the property, 2 collies, when all dogs are supposed to be on leads at all times, one tried to bite me twice when I shooed it away from our dog, very worrying and scary!!! A case of check around first before you take your dog out? Is it safe and they are not running free? Mrs Harris would not venture outside without me.... that's not good! !! Extremly disappointed as this is the only holiday I will get and wildfowl woke me up at 4.00 on more than one occasion and one dog rule for holiday makers and another for the owner of the two collies??? These dogs were intimidating and no one seemed bothered.... let's hope your bothered??? Would not recommend this venue at all under these circumstances, I feel totally mislead. Overall cleanliness was ok but a good dust around would not go a miss plus glasses with cracks and chips in are not good?

Just a concern over the use of blinds in the smaller bedroom where young children sleep, the tap in the bathroom for the bath needs fixing too and the washing machine door was broken, but my Husband managed to open it still for use but needs looking at, other wise a fantastic cottage and full of well thought out equipment, lovely location, the woodlands tea rooms was a great find, Muncaster castle is worth the visit, had a fab family holiday and would highly recommend this area and this cottage

The king size bed and master bedroom were spacious with really good sized wardrobe. The wood burner was a bonus in the evening. The property was in a great setting with restaurant and bar and a safe site for dogs being able to walk straight out onto the grounds and woodland.

The property

A superb, terraced, Lakeland cottage in the grounds of the Irton Hall Estate, a mile from the village of Santon Bridge, four miles from Wastwater.

The accommodation in this welcoming Lake District cottage has been decorated and furnished to a very good standard, and is delightful both as a relaxing romantic retreat and a cosy family base, all set amidst wonderful Lakeland countryside.

There is solid oak flooring throughout the ground floor, a king-size bed in the main bedroom, a pellet woodburning stove in the sitting room and a well-equipped kitchen.

Guests have use of 19 acres of lovely parkland, and this area of Western Cumbria is a particularly beautiful region.

There is superb walking and climbing on the doorstep, and with trails to suit all abilities, everyone can enjoy the spectacular surroundings.

IRTON HALL

Wasdale Head 5 miles.

Irton Hall is situated in the foothills of the Western fells, and sits amongst beautiful Lakeland countryside just a couple of miles from Santon Bridge and Eskdale Green. Irton Hall is steeped in history; both Oliver Cromwell and Henry VI found their way there. Within the grounds is a 1000 year old tree, The Kings Oak. Tradition has it that Henry VI arrived at Irton Hall and sought shelter; being refused by the then owner, Irton, a Yorkist, King Henry spent the night under the great oak in front of the hall, which still stands and is hence called 'The Kings Oak'. An area deemed beautiful by many Lakeland visitors, this great location boasts a skyline dominated by the towering peaks of Scafell - England's highest peak, as well as Great Gable, Hard Knott, Harter Fell and Muncaster Fell, whilst the nearby stunning valleys of Eskdale, Wasdale and Dunnerdale provide breathtaking, ever-changing scenery to be enjoyed throughout the year. Local attractions include Muncaster Castle, the World Owl Centre and the Ravenglass to Eskdale miniature railway, one of the most beautiful train journeys imaginable. Beautiful Wastwater - the deepest lake in the country and St Olaf's - the smallest church - are amongst the many well known landmarks in this awe inspiring and unspoilt area.
