    “This is a lovely property in a good location.”

    Car parking spaces are a little awkwardly positioned but despite this frustration they are usable with care. Specifying at the last moment that unloading adjacent to the patio is not allowed seems a little tedious when using the reason that you don't want guests cars to be damaged by underground water taps etc. Allowing this for 10 minutes at the start and end of your holiday would make things much easier particularly when it's raining. I appreciate care has to be shown to the neighbours ...

I appreciate care has to be shown to the neighbours property. We raised the issue that the dishwasher had no salt or rinse aid in it when we arrived. We were told that dishwashers don't need this with most detergent tabs. We disagree and hence we're unable to use the dishwasher without going shopping for these items so we didn't use it. The two bathroom towel rails also only got less than Luke warm. We don't know why but this meant towels did not dry between uses. Again we reported this and were offered a visit to sort but as we'd coped for a few days by then we opted to avoid a maintenance visit until after we'd departed as we didnt want people they whilst we were in occupation. Movement light sensors in the hallway/bathrooms are good only downstairs and during daytime elsewhere. To have automatic movement pir sensors in bathrooms and landing are problematic at night as wake other guests when moving about. The above items are only raised for feedback purposes and not intended to be a moan, we did have a great stay and for the second time. We love the cottage and would hopefully like to repeat our stay in the future.

Haystacks is quite simply a gorgeous eclectic Lakeland find occupying a picture postcard outstanding setting with breath-taking panoramic views towards Lake Windermere. You are surrounded by fabulous walking territory and only 4 mins walk away from two excellent pubs serving hearty meals and real ales, within easy reach of a well-stocked local shop and never too far from the stunning shores of Lake Windermere.

Haystacks uses renewable energy for all its underfloor heating and hot water system, this with LED lighting throughout the property allows Haystacks to boast its low carbon footprint contributing to the local environment. == Accommodation in detail One of three properties, Haystacks on a first floor level, is nestled in between two adjoining properties.

This central position affords Haystacks a feeling of elevation and privacy with stunning views to the surrounding fells and lake.

The split level accommodation adds to the charm of the property which offers modern style and convenience yet some very traditional features. Park your car and wander over the large slate patio to the granite entrance steps into Haystacks; a large slate entrance hall with walls of glass looking towards Yoke, Ill Bell and Froswick, open the bespoke oak door and enter the sublime kitchen/dining area and catch your breath when you see the view!

Bi-fold glass doors open onto the infinity balcony and this kitchen has all you need wrapped up in granite and with a vaulted ceiling and oak beam you will struggle to get beyond this room!

An oak staircase with glass balustrade and luxury carpeting leads to the lounge; what a magnificent room with a second balcony plus a further Juliet balcony, all gazing at the awe inspiring view towards the lake. The lounge also displays a vaulted and beamed ceiling, has sumptuous furnishings and a rug by the warming woodburner, you can't help but unwind in here.

The super king size bedroom is a chic bedroom and enjoys stunning views also and the mountains appear so close you feel you can reach out and touch them, this bedroom has a luxury en-suite with double ended deep designer bath and a separate monsoon shower cubicle.

The second bedroom is a king size also staring at those mountains and has its own luxury bathroom with power shower over a designer bath. Location A blissful and romantic treat in the Troutbeck Valley provides a Lake District holiday experience like no other.

Still only a short drive from shops and restaurants in Windermere village, Lake Windermere itself and the vibrant lake shore communities of Bowness and Ambleside, the Troutbeck Valley provides a peaceful haven away from the rush.

Spectacular Lakeland fells surround this lush valley; scattered with historic Lakeland houses and pretty woodlands, and is blessed with the Mortal Man Inn and the Queens Head just a short walking distance from the doorstep renowned for their excellent food, Cumbrian produce and cosy fireside ambience, perfect for that special occasion. TROUTBECK

Windermere 3 miles; Ambleside 4 miles.

The small Lakeland village of Troutbeck can be found between its more famous neighbours Windermere and Ambleside, close by the Kirkstone Pass. A mixture of houses, cottages and farms, the village is scattered along a narrow lane bordered by a drystone wall. Many of these buildings date back to the 17th Century with features such as mullioned windows and heavy cylindrical chimneys and the northern end boasts its own 17th century inn. Close by, the bustling towns of Windermere and Ambleside are popular with visitors, providing a range of amenities to suit all tastes. Lake Windermere offers boat trips, including the lakeside ferry to the Lakeside Aquarium and Grizedale Forest Park. The ‘Windermere Steamboat Museum’ displays a fascinating collection of boats whilst children will enjoy the ‘World of Beatrix Potter’ in Bowness, where technology brings her characters to life.
