    “Firstly such a beautiful house in a fantastic location.”

    We found the gated entrance to the property extremely tricky and getting two cars in was very tricky. Lights or reflectors on the gate sides would be beneficial in the dark. The outside light did not work so torches were necessary as it was pitch black in the evening. The lounge and kitchen were great, and well equipped. Shame there was no welcome pack which is always appreciated but none here. A cleaning pack of a couple of bin bags, a J cloth and 5 dishwasher tablets was all we got. Some ...

Some washing up liquid would have been useful. We were two couples so we drew lots for first dibs of the bedrooms. Bedroom 1 with double bed and en-suite was chosen by our friends which was a good choice but the plumbing in there was very very noisy! We initially chose the far end bedroom as it had a double bed and an en-suite bath which looked very fancy but was pretty hopeless to use. The shower was over the bath and just a mixer tap affair. I did attempt to have a bath but struggled to get out as the sides were so high! Definitely not for an oldy like me. We didn't realise the middle bedroom with the two single beds had an en-suite until we had a nosey round and found a separated shower from the basin and toilet behind a false wall behind the beds. We therefore moved into that room. The shower was very good but we think the pump is on the blink as it would set off randomly. The PlayStation ad a "red ring of death" and didn't work. There was no remote for the Firestick upstairs. It sounds like I'm just a moaner but to be honest all these things are just small niggles. We had a lovely time with some great walks. My friends enjoyed the sauna and the snooker table.

The property

This very special detached stone-built residence stands in an elevated hillside setting with beautiful views down the Langdale Valley towards Wetherlam - a joy in any season and perfect for a Lakeland holiday at any time of the year. The property has a degree of spaciousness and individuality hard to better in a holiday home and makes a comfortable base for relaxing, touring and walking amid some of our finest scenery. The house was formerly the stables for a grand country house.

It stands in its own enclosed gardens with ten acres of adjacent private woodland reached through a separate gate at the end of the terrace. Accommodation: The usual entrance is through the back door which leads into a most useful boot room with heated boot rack and plenty of hanging space for outdoor gear.

Well-equipped farmhouse dining/kitchen is in antique pine with fine picture windows opening onto the terrace outside.

A door leads through to the spacious sitting room which has an wood burning stove (TV with Amazon firebox & Iplayer only, DVD, Wi-Fi, bluetooth speaker) and doors to the outside terrace. A separate panelled snooker/pool room (7' slate bed and felted table) is fully equipped with cues and set for billiards, pool and snooker with a selection of games, jigsaws etc..

A 'hidden' bar can be accessed behind the panelling - wall mounted optics provided but do bring your own bottles!

Ground floor facilities are completed by the 'leisure suite' which offers a sauna, wet room, exercise bike and some smaller gym equipment (for use at guests own risk). The house has two staircases.

From the snooker room stairs lead to the first bedroom - a double en-suite with shower, basin and wc.

The two other bedrooms are accessed via stairs from the kitchen which lead to a galleried landing area with flat screen TV with Amazon firebox and sofa, XBox and games. At the end of the house there is a double en-suite with bath, hand-held shower, basin and wc, whilst to the left there is a further twin room also en-suite with shower, basin and wc.

The twin and its adjoining room are interlinked by a connecting door. Furnishings and fittings throughout are stylish and comfortable with fitted carpets and natural woods.

Oil central heating. Outside: Level south facing terraced garden with flower beds and ample space to sit out of doors.

Gateway to lower level terrace with adjoining ten acre hillside woodland.

Ample parking for two/three cars.

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
