Had a problem with no hot water. The issue I had was that when I wanted to report the issue ALL phone numbers provided were closed for the evening/ night. Totally unacceptable. Once I had reported it the next morning I was told it would be fixed thatday and when I came back in the afternoon it was. No problem once reported but there should be out of hours contact

We had a wonderful stay, the cottage had everything we could have asked for, we would without hesitation book again. The neighbours were great also, we had two cars and were able to park our additional vehicle with no issues. My pooch would also give 5 stars, he thoroughly enjoyed his stay!!

Brilliant cottage but nothing near by had to travel half an hour by car for shop, no where to let dogs off leads and roads not a good place to walk them had to travel to find parks

Yes really enjoyed are stay had a issue with hot water wen we got there and was quickly resolved I just think if the cleaners checked the heating system before they leave then they would be no further problems but not put off would return had a great time lovely quaint hamlet loved going to Allonby beach every one in the area very polite

It's in a peaceful location and approx. 8 miles from Keswick, where you'll find the nearest shops. The property is well kept and has everything you'll need for your stay. A small word of advice is that only a small amount of Tea/Coffee is left to use on arrival so make sure you take enough for your stay. Barn Roost made a perfect base to explore this area of the Lakes. Dodd Wood is near Keswick, it was lovely to walk the dogs there and there are multiple trails of varying difficulty, these all have wonderful views of Bassenthwaite. The Solway coast is easily accessible and beaches between Allonby and Mawbray are great for dog walking. I can highly recommend Twentymans ice-cream Parlour in Allonby.

Felt almost like being at home. Cottage was warm, comfortable and beautifully presented. V”Had nice walks in Keswick, Windermere, and on the breath-taking Allonby beach. A lovely lunch at Lowther Arms in Mawbray - very dog-friendly, and they couldn’t have been more welcoming. Looking forward to returning soon.

Lovely and warm - we came prepared to use the woodburner, but hardly used it at all. Bed was comfortable, lots of hot water, and kitchen had everything we needed. Lovely village and very peaceful. The Black Lion and The Sun Inn, Bassenthwaite were friendly, dog-friendly and served good food. And the beach at Allerby was a dream for both us and the dogs. Thank you for accepting our cat. We all had an amazing time, and can’t wait to return.

We found it to be very clean and tidy with all the kitchen equipment that you would need although we did find the cooker to be rather temperamental. The room at the back of the house was great for feeding the dogs and drying them off after a walk. I think the only thing we found a struggle were the sofas as they were pretty uncomfortable and the bed could do with a new mattrass as there were a few springs pressing through. I think that if these two things were addressed it would be a smashing holiday cottage.

The cottage was well appointed with everything we needed for our stay, clean and in a great location. The only very minor point was that the vacuum cleaner hardly worked at all! As we brought our 3 dogs I would have liked access to a better hoover. We’d definitely recommend.

Barn Roost is a very cosy home: well appointed throughout (especially in the kitchen and bathroom which are the most important rooms), very clean throughout and retaining some nice rustic character. We wanted somewhere as a base to explore rural Cumbria and this was ideal. Ruthwaite is a small, super-quiet hamlet which suited us on this occasion and we managed to find a lovely walk from Barn Roost for both afternoons to keep the pups happy. The small courtyard garden is paved and enclosed but getting the dogs out for a pad round the paths first and last thing was easy. We wanted to relax in the evening with a glass of wine and a bit of tv which had all the necessary apps to allow us to indulge. Barn Roost was everything we wanted and would thoroughly recommend it for a quiet, relaxed stay. Thank you so much.

Since my illness I havent been away. The only problem I had was with the stairs but that cant be helped. My husband and I had a lovely relaxing time. Everything you could ever need is there. The cottage was clean, all the pots and utensils you needed where there. Could have been a little welcome pack, milk, juice, tea,coffee etc.. as your not close to a shop, maybe a few recommendations of nice places to eat and go, this would help. The conservatory roof needed a good clean and there was a funny smell in there. the garden said enclosed but there were large gaps in fencing dogs could easily get out off. Overall a pleasant stay, but I wouldn’t go back to that particular cottage. Thanks

Ian “"Barn Roost" is set in the tiny hamlet of Ruthwaite, situated on the northern edge of the Lake District, and about ten miles from Keswick.”
If you're looking for a place to relax and chill out, this is it. During our week's stay the only sounds we heard (apart from a spot of DIY!) were the birds, which included some chickens roaming freely around the half dozen properties in Ruthwaite. The cottage is perfect for a couple, or a family with two children. Fixtures and appliances are of a high standard and the cottage is simply but tastefully decorated. All necessary instructions are clear and easy to follow, including the current Covid 19 regulations. You are within easy driving distance of many of the famous walks of the Northern Lakes, and some of the routes are surprising quiet for such a popular destination. The closest lake is Bassenthwaite which we regret not exploring more fully as it is less "touristy" than the more famous Derwentwater. There are a couple of pubs nearby for an evening drink/meal, including one at the neighbouring village of Uldale. The map suggests that this is a straightforward one mile walk from Ruthwaite, but we found the path to be poorly signed and ambiguous in places, so watch out for that. All in all a strong recommendation for a base from which to explore the stunning scenery of the Lake District.

However, we were unsure if it is communal. Remote control filthy in between buttons. Crockery and cutlery was also filthy. Handy having an extra fridge with freezer for our freeze blocks. Conservatory was a good space for drying clothing. We felt we couldn’t sit outside due to neighbours carrying out works to their property as we felt there was no privacy.

The weather saturday up to and incl tuesday was pretty bad, storm Aiden I believe was the culprit. We had a lovely bright dry day on the wednesday . . . and then we had to come home, 2 days early due to the start of Englands 2nd lockdown ! However, Barn Roost was completely innocent in all this and we bear it no malice. It is a delightful, characterful cottage with links to the 18th centuries John Peel, he of the 'D'ye ken John Peel' fame. Set in the isolated hamlet of Ruthwaite a few miles from Bassenthwaite, the nearest shop(s) are in Wigton, 7 miles away. Barn Roost is lovely if you want a quiet, peaceful break. There is a conservatory at the rear, ideal for drying wet clothes and cleaning muddy boots in the large old fashioned stone sink. The heating is more than adequate and we never needed the log fire lit. The bathroom was small and 'functional' with just a heated towel rail and it could get a little damp and cold. All in all, we would happily return with the caveat that no storms are due !

We thought that the photos gave a somewhat false impression of the size of the rooms. The lighting in the whole cottage, except the bathroom, was very poor. We arrived after a long, very wet journey to find a cold cottage. There was no initial supply of logs or coal that we have found in other cottages. Having to read tiny heating instructions in poor lighting was not a good start to our holiday. The leather sofas are ideal for a cottage allowing pets but we found them very uncomfortable. The situation of Barn Roost was perfect for exploring the western edge of the Lake District and we found it well supplied with cooking and cleaning utensils. The actual barn conversion has been achieved to a high standard but the heating, lighting and comfort need to be addressed.

Barn Roost was clean and cosy, the perfect place to relax and unwind. The facilities were excellent, with even a fridge/freezer in the conservatory which was extremely useful. Barn Roost is situated in an area of the Lake District we hadn’t previously explored. We enjoyed experiencing new areas to explore such as picturesque Caldbeck and Newmarket Hesket. We will definitely return to Barn Roost sometime in the future.

Lovely feel to the place and quiet peaceful location. Kitchen very well equipped and a nice layout for family use:) Just one minor point the sofas are quite uncomfortable feel like we were more comfortable on the dining table rather than sitting on the sofas I think it would be a good addition to possibly get some new. We would definitely stay here again if visiting the north lakes:)

Close to Bassenthwaite Lake and the Solway Firth but also some lovely walks in the immediate area (Binsey Hill, for great views). Perfect for our dogs as there is an enclosed garden. The cottage is very well equipped and has everything you need for a self catering holiday. Will definitely return.

E. No milk, bread or even any logs for the fire for the first night, although we understand it costs a lot to leave these types of things for visitors each time they let out the property they must realise we paid money to the to be there. There was also no guide to any near amenities like a local shop to get any provisions. It was a good holiday but the lack of information of the area and no "first night" provisions very much let the place down

The cottage is situated in a small hamlet of just a few beautiful cottages, some dating from the 17th century. We were blessed with good weather for most of the week and it was lovely to hear a cuckoo calling for long periods everyday. This cottage adjoins John Peels cottage and a photograph c1955 in Barn Roost shows it to be a barn/outbuilding then, so it is a very effective conversion. There are low roof beams and windows in the upstairs rooms and the small cottage garden at the rear is secure for dogs and children. For provisions we shopped at a small COOP in Keswick and Sainsbury’s in Cockermouth, both only approximately 10 miles away. ( If you don’t have cash for the car parks then the machines accept card payments).

The property
Barn Roost is a characterful 2 bedroom cottage sleeping 4 with a cosy wood burning stove for those chilly Cumbrian nights and a delightful garden to relax in after a day on the nearby fells.
Pets are very welcome at this property.
Barn Roost is an absolutely beautiful Grade II listed cottage dating back to 1690's, nestling in the tranquil, rural hamlet of Ruthwaite, located in the Northern Fells within the National Park.
The cottage has been fully refurbished, with the addition of a new kitchen and bathroom, whilst retaining the historic features that give it direct connections to the famous Cumbrian huntsman John Peel.
He lived next door for thirty years and owned the barn that is now Barn Roost.
The cottage benefits from a charming, peaceful setting but is within easy reach of Keswick, Cockermouth and a wealth of amenities and tourist attractions.
There are some excellent pubs nearby, Ireby 1 mile, Uldale 1.5 miles and Bassenthwaite 5 miles.
It is beautifully appointed and furnished throughout and offers a wood burning stove and central heating for those chilly Cumbrian nights.

Ireby nestles in the peaceful fells of the northern Lake District, in the beautiful area to the north of Keswick known as 'Back of Skiddaw'. Once a thriving market town, with the market cross believed to date back to 1200, Ireby is now a truly unspoilt, peaceful fell village. The peaks of Great Calva and Knott look down on the village and the nearby Aughertree Fell was the site of a Bronze Age farm and the remains of a pre-Roman road are still in evidence, a unique and most complete settlement from the Iron Age period. Nearby Bassenthwaite Lake itself, while boasting gentler scenery than others in the region, is still one of the most picturesque places in England. Places of interest nearby include Mirehouse, a grand house and gardens on the shores of the Lake with small open-air theatre (reputedly frequented by poets such as Tennyson and Wordsworth), Trotters Farm, and Dodd Wood. Most of the attractions of the Lake District are within easy reach and the quieter Northern Fells are almost on the doorstep. The nearby towns of Cockermouth and Keswick, both have weekly markets and offer a good range of amenities. The scenery of the Yorkshire Dales is within touring distance, as is the city of Carlisle and Hadrians Wall.
